The space:
• Secret Speakeasy Room: Sip cocktails in the secret speakeasy (if you can find it 😉) while you play poker or card/board games and watch your choice of sports, shows, or movies on 2 side-by-side tv’s.
• Movie Theater Room: Kick back in one of 12 reclining chairs and watch your favorite movie on the big screen. Don't forget the popcorn!
• Heated Infinity Pool & Hot Tub: The mountain views from the pool are unmatched! Reach out to us about heating the pool before your arrival.

Our property is just a 7 minute drive from the Cosby entrance to the Great Smoky Mountains National Park.

During the Winter months we suggest all wheel drive vehicles. Any other time of year 2 wheel drive vehicles are okay.

Our home is conveniently located just 5 minutes off the interstate, making it easily accessible for all guests. Park in the parking garage and catch an Uber / Lyft downtown.

• Age Requirement: All guests must be 21+, except children accompanied by their parents.

• Pool Notice: The infinity pool is unavailable from December 1 through March 1 due to seasonal closure. The spa will remain open and available during this time.
• Pool & Spa Maintenance: The pool and hot tub are professionally serviced once weekly.
• Pool Heating (In-Season Only): Available during operational months for $345 per day. Heating applies to the pool only and is not available during the winter closure period.
• Pool Depth: 5 FT

• Pets: Up to 2 dogs allowed with a $250 pet fee. Pets must remain off furniture and be crated if left unattended. Excess fur or damage may result in additional cleaning fees.

• Weddings & Events:
– Wedding event fee: $2,000
– Must have a licensed wedding coordinator

• Maximum Occupancy: 16 guests total (including adults, children, and infants). For fire and insurance regulations, no additional guests are permitted.

• Check-In / Check-Out:
– Check-in: 4:00 PM
– Check-out: 10:00 AM
– Early check-in / late checkout may be available for a fee (starting at $60) and must be approved in advance.

• Starter Supplies: A starter supply of essentials is provided. Guests are responsible for additional items beyond the starter supply.

• Trash: Please secure all trash inside the provided locked bear-proof container. Do not leave food or trash outdoors.

• Weather & Travel Insurance: No refunds for weather, natural disasters, power outages, or circumstances beyond our control. We strongly recommend purchasing travel insurance.

• No Smoking / No Parties: Strictly enforced.

• Noise Policy: Noise complaints or law enforcement calls will result in immediate termination of your stay without refund.

• Amenity Disclaimer: All amenities (including outdoor furniture, Wi-Fi, and appliances) are inspected prior to check-in; however, we cannot guarantee uninterrupted functionality during your stay.

• Cancellation Policy: We adhere strictly to Airbnb’s cancellation policies. Travel insurance is strongly recommended.
